Following the Ontario Building Code (OBC)
General Code Compliance

All openings (windows, doors, entrances) are constructed under a valid building permit.

Structural integrity is reviewed before cutting or altering load-bearing walls.

Proper lintels and supports are installed above all new openings.

Drainage, grading, and waterproofing meet OBC Part 9 (residential construction) standards.

Energy efficiency and insulation requirements are met for new openings or walls.

Fire separation and smoke protection are maintained between dwelling units as required.
Below-Grade Side Entrance Requirements

Minimum ceiling height and stair dimensions follow OBC Section 9.8.

Proper drainage and sump system installed at the bottom of the stairwell.

Exterior door threshold kept at least 2″ above finished drain surface.

Retaining walls and window wells are structurally reinforced.

Non-slip stairs and guardrails/handrails provided per OBC safety standards.

Above-Grade Side Entrance Requirements

Proper framing and header support when cutting into a structural wall.

Minimum clear width and height for entry doors per OBC Section 9.7.

Landing size and step configuration comply with OBC requirements.

Weatherproof flashing and insulation added to prevent air and moisture infiltration.
Egress Window Requirements

Compliant with OBC Section 9.9.10.1 – Emergency Egress.

Minimum unobstructed opening: 3.77 sq. ft (0.35 m²).

Minimum opening dimension: 15″ (380 mm) in any direction.

Window well clearance: Minimum 22″ (550 mm) in front of window.

Window must be openable without tools or keys.

Drainage at the bottom of window wells to prevent water accumulation.
Concrete or Brick Cutting Requirements
